At James Aldridge we are an independent Partnership of Chartered Surveyors established over 25 years. All of our surveyors are qualified RICS Members who are living and working in East Anglia.

We specialise in surveys of both residential and commercial properties. In particular, RICS Level 1 & 2 Home Survey Reports, Valuations and RICS Level 3 Home Survey Reports (Building/Structural Surveys). Market Valuations are undertaken for all purposes.

Our Chartered Building Surveyors also undertake Building Defect Analysis, Expert Witness Reports, Party Wall procedures and Building Supervision and Specification of refurbishment works. We also undertake Schedules of Condition and Dilapidation on commercial properties.

RICS Level 1 & 2 Home Survey Reports

Ideal for properties at the lower and middle end of the market, carried out by our qualified Surveyors.

Level 2 (formerly Home Buyer Report): Identifies serious defects, including advice on repairs and ongoing maintenance. Includes a valuation, rebuild figure and a summary of location and planning issues.

Level 1 (formerly Condition Report): A basic survey that does not include detailed advice on repairs or a valuation. For modern dwellings.

RICS Level 3 Home Survey Reports (Building/Structural Survey)

Specialists in listed buildings, this is our most detailed report on condition, carried out by our experienced, qualified surveyors.

We provide detailed reports for all types of property. The report is particularly suitable for historic, listed buildings, timber framed and period properties, and those in need of renovation. The report includes an itemised summary highlighting defects and advice.

Valuations

Open market valuations carried out by our Registered Valuers.

The Market Valuation is suitable for probate, matrimonial, tax, lending security purposes, etc. The Valuation is prepared in accordance with Royal Institution of Chartered Surveyors Appraisal and Valuation Standards and a Fire Insurance Reinstatement Cost is given.

Our Surveyors will inspect the problem and prepare a clear, concise report. Often the initial survey can provide a solution to the problem. If not, our surveyors will advise you on what to do next.

Expert Witness Report

James Aldridge can offer services as Expert Witnesses, to provide impartial professional opinion, where a dispute has arisen between two parties.

Our Chartered Valuation Surveyors and Chartered Building Surveyors are experienced in undertaking Expert Witness Reports and are familiar with legislation and court procedures if needed.

Party Wall Procedures

Our experienced Party Wall Surveyors can guide you through the procedures of the Party Wall etc Act 1996.

Our Surveyors can act for either side, issue Notices, provide Condition Reports and negotiate the settlement of the Party Wall Award.  The procedure is tightly regulated and subject to formal procedures. Essential to protect your property.
